We begin by ordering a title search through our seasoned underwriters and once received, we examine every part of the search to begin working on any issues that may need to be cleared prior to closing. We strive to clear even the toughest of title issues, and with years of experience, there is almost no issue that we are not able to clear to close.
Before closing day, we deliver a closing statement to all parties involved to ensure that everyone approves the transaction and there are no errors to either side and that all agree to the terms of the closing statement. (Due to the new TRID guidelines, lenders are responsible for delivering the buyers Closing Disclosure to them 3 days before the date signing may occur. We will have our own separate closing statement to provide to the seller in the transaction. If this is a cash closing, we will be able to provide the closing statement to both parties throughout the entire duration of the closing transaction.

We communicate directly with you and your Realtors, as well as your lenders throughout the entire transaction to ensure that all information is up to date and accurate. We strongly believe that communication is key to a successful closing in any situation.
Once all conditions are cleared and we are scheduled to close, we make sure to complete a prompt, informative closing for both parties involved. We sit down with each party, explaining al terms of the sale and all documents to be signed, answering any questions you may have along the way.
We research all taxes and liens which may be due on the property, as well as all homeowners association dues, and ensure that all is paid up to date at the conclusion of the sale. We accurately calculate all tax and HOA prorations on the closing statement to ensure that everyone is receiving their fair share of fees already paid, or that will be paid in the future.
If a lender is involved in the closing, once we have funding approval after all closing documents are signed, we fund the closing right away. If it is a cash sale, we are able to fund as soon as all funds due on the sale have been accepted into our account and all closing documents have been signed by both parties.
We order the survey on your property and promptly deliver it to the new lender to review if a loan is involved in the process, or to the buyer of the home or commercial property in a cash closing if they have requested a survey to be ordered.
Post closing, we send all necessary documents (Deed, Mortgage, any other necessary document) to be recorded in the correct county the property is located in same day. Once the original recorded documents are returned to us by the county clerk, we promptly put together both the Owner's and Loan title insurance policies and deliver them each with the original recorded deed and mortgage to both the new owner and the lender.
We ensure that all title defects are cleared prior to scheduling the closing. Once title defects are all cleared, we work to schedule a closing that is convenient to you and your schedule.
